Please note responses to questions below.


1)         The finish schedule for the maintenance building calls for ceramic tile base and wall tile to 6’4” AFF but interior elevations on A501 shows painted CMU and vinyl base.  Which is correct?

a.       The walls are to receive ceramic wall tile to 6’4” AFF and ceramic base as described in the finish schedule.

2)         Please provide specification for the recessed walk-off mat.

a.       See attached specification section.

3)         Please provide specification for the tack and marker boards.

a.       Specifications will be provided next week.

4)         Please provide specification for the polished concrete system.

a.       Specifications will be provided next week.

5)         Please provide specification for the fire alarm system.  Is the designer of the fire protection systems required to determine what the requirement is for the fire alarm systems or are you providing that information?

a.       The designer of the fire protection systems is responsible for determining fire alarm system requirements.

6)         The crew and maintenance building specifications calls for sprinkler system only in the Hostler Maintenance Area.  The plumbing drawings are only showing 2” CW service for these buildings and only a 3/4” line for the maintenance building.  #1 Are these buildings to be protected by automatic sprinklers and if so, please provide size and location of the underground service.  #2  Please indicate the areas for the Administration Building that are to receive the FM-200 systems.

a.       The Hostler Repair area (room 301 on sheet A-201 of the Maintenance & Crew Building plans) is to include an automatic sprinkler system.  A 6” DI fire service will be provided 5’ outside the building, near the northwest corner of the building.

b.      The AGS Server room (room 102 on sheet A-201 of the Administration Building plans) is the only area to be protected by the FM-200 system.

 

  1. 1.       On drawing E2 the panel is shown as HA, on drawing E3 it is shown that transformer is on panel MDP. Can we have clarification of what is the correct Panel name, HA or MDP?
    1. 1.       The panel name should be HA.
  2. 2.       Will you be accepting any Substitution Requests prior to bid?
    1. 1.       Substitution requests must be submitted by 7/7/11 for consideration.  Only approved substitutions are allowed in your proposals.

    1.  Still researching window solution.

    2.  No.  Sunshades per specification (or approved equals)

    3.  No bid bond.

    1)      The operable awning panels shown on the plans are not available in Kawneer 8400TL series.  Sliding, single, and double hung are the options with 8400TL.  Please clarify.

    2)      If the sunshades are required to be Vistawall as previously mentioned in an RFI then you eliminate the other (15) manufactures that are specified for the curtain wall system.  Is that what you intend

    No.  Sunshades

    3)      Is a bid bond required and if so what percent?

    1)      The Tile specifications for the Crew and Maintenance buildings only notes paver tile.  Please provide specifications for wall tile and base.  Will there be pattern or any accent colors?  Are the wall areas required to be waterproofed?

    a.       Please see the attached revised specification which includes wall tile and base.  This specification shall replace section 09 30 00 for the Crew & Maintenance Buildings only.  There will be no patterns or accent colors.  The wall areas within 3’ of plumbing fixtures are to be waterproofed.  The remaining walls do not require waterproofing.

    2)      The plans for the Crew and Maintenance shows plastic laminate cabinetry but the specifications call for wood veneer.  Which is correct?

    a.       All cabinetry is to be wood veneer.

    3)      The Mechanical Equipment Schedule on drawing E-3 of the Administration building indicates the HPU’s being fed from Panel PA2.  This panel is missing from the riser diagram nor is there a Panel Schedule for this panel.  What size is Panel PA2?  What is it fed from and feeder size?  Location?  Does the size of Transformer T1 need to change?

    a.       Panel PA2 was inadvertently omitted from the plans.  Revised plans are being prepared and will be distributed showing the details of this panel.

    4)      During the pre-bid meeting sidewalks and pads were mentioned as part of the project.  The structural drawings show one turn down pad at exterior door 12 of the Administration building.  Additionally note is a pad for the bicycle rack.  No other pads or sidewalks are noted for any of the buildings.  Please clarify the concrete scope of work at the exterior of all the buildings.    

    a.       The scope of work for concrete outside the building is limited to what is shown on the plans and specifications (e.g. HVAC equipment pads) .  Any additional exterior concrete will be provided by others.

    Below are a handful more RFI’s

    1.       Will the site contractor need to cut or fill to achieve the desired grade at building pads? No.

    2.       For building footer purposes is this a classified or unclassified site? Unclassified.

    3.       Can excavated soils be disposed of on site?  Yes, we will find an area on site to dispose of excavated soils.

    4.       Can excavated soils be used as backfill?  Yes, if it meets spec.

    5.       Reference Spec Section 084413, part 2.3 “sunshades”. Will the other approved manufactures’ standard sunshade configuration be acceptable as long as they are similar in appearance?  No.

    6.       Reference Spec Section 088000, part 1.3, paragraph designates engineer analysis. As this is a singles story building not subject to high windloads and the specified glass is a fairly typical product, will engineer review be required? Yes.

    7.       The window schedule on sheet A-811 designates a Kawneer 6200T. Kawneer has discontinued manufacturing on the product. Can we assume that another window with the same performance characteristics will be accepted?  No.  Change to Kawneer 8400TL series.

    8.       Spec Section 084113 part 2.5 designates a 2” thick doors. Industry standard is 1-3/4”, please clarify  1 ¾” is also acceptable.

    9.       Spec Sections 084113 & 084413 designate LEED requirements for sealants but does not ask for recycled content, please clarify.  Recycled content shall be considered for LEED for sealants.

    Refer to question #5; if the Vistawall sunshade is the only approved product you have eliminated the other manufacturers listed in the specification.  Other approved manufactures listed in spec. are approved products.

    Refer to question #7; The Kawneer 8400TL is not a projected window as shown on the elevations.  Use the Kawneer 8225TL Isolock window.

    Leed Requirements

    1. Who is responsible to make to submission to USGBC for the project? Contractor with assistance of owner/architect

    2. Who will pay the USGBC Submission Fees? Owner

    3. For Credit EA 5 will the CxA pay the cost of Measurement and Verification?  Contractor to pay this fee.

    4. For Credit IEQ 7.2 Verification, who is responsible to do this? Contractor.

    Payment

    5. When will retainage be released? After final payment for date of substantial completion.

    (The Commissioning EA 3 and the Measurement and Verification EA 5 is to be 12 months and the              Thermal Comfort IEQ 7.2 Verification is to be 18 months. the LEED Certification will not be finaled until after that.)

    6. Will the retainage be held during this period?  We will release retainage for work completed up to date of substantial completion.

    7. If so will the retainage for the Crew and the Maintenance be held also?  Retainage will be held and released after date of substantial completion.

    General

    8. Will the buildings be in a cut or fill area of the overall site? Both fill and cut.

    9. If a cut is there any borings report for the building sites? No.

    10. The drawings for both buildings call for the slab to be "placed on compacted subgrade" sheet S-001 note 2.05. Sheet S-002 shows stone in details, but no notes. all other locations reference back to 2.05. Is stone under slab required and how thick? Yes, 4” #57.

    11. I have received 5 RFI responses (3 Rockwell & 2 B&H) is this the correct number? Yes.

    1. 1.    For the Crew and Maintenance buildings, the spec does not call out the hardware sets for opening numbers 8,16,17,18,19, 20, & 21. Please clarify.
      1. 1.    Please see the attached paragraph 3.3 of section 08 71 00 which replaces the previous version of this paragraph.
    2. 2.    In a response to a previously asked RFI it says that the Hostler Repair area, Room 301 on sheet A-201, is to include an automatic sprinkler system.  Is this statement correct in that this is the only room to be sprinklered? 
      1. 1.    Yes.
    3. 3.    Are the pre-engineered trusses on the Maintenance and Crew buildings to be Timber as noted on the plans, or can they be a typical two-by wood truss?
      1. 1.    Typical two-by wood trusses are acceptable.
    4. 4.    The drawings call for a prefinished corrugated metal wall panel on all buildings. Please provide specifications for this material.
      1. 1.    See attached specification section 07 42 13 for the administration, maintenance, and crew buildings.
    5. 5.    Is there A Site Utility drawing that shows the locations of the utility company transformers, primary conduit routing ,etc.? if not please advice to bid requirements for the secondary feeders from the utility transformers. (length)
      1. 1.    No.  Bids are to include the secondary conductors to 5’ outside the building wall.  Adjustment to the contract will be made if necessary based on actual distance installed.
    6. 6.    Drawing A-050 shows Camera Ports, employee access, etc. will any of this work be required to be included in this bid? if so please identify the size and quantity of conduits requires, and the locations in which they terminate.
      1. 1.    No.
    7. 7.    Will test wells be required at ground rod locations on ground rings?
      1. 1.    No.
    8. 8.    Are there specs available for the 75kva transformers?
      1. 1.    See attached specification section 26 12 16.
    9. 9.    The electrical specifications mention coordinating fixtures with the reflective ceiling plans. There are some instances where the number of fixtures do not agree between the reflective ceiling plans and the electrical plans.  There are also some differences between ceiling types which will effect fixture types and trim kits needed for their installation. Please confirm which fixtures and ceilings are to be used in the conflicting areas.
      1. 1.    For the administration building, the reflected ceiling plan shall govern ceiling types and light fixture locations and quantities.  For the crew and maintenance buildings, the electrical plans shall govern ceiling types and light fixture locations and quantities.

    1. What Size is Panel PA2? 225A. See attached revised drawing sheets.

    2. What is PA2 fed from and the feeder size? Sub-feed of panel PA. See attached revised drawing sheets.

    3. Where is PA2 located? Mechanical Rm.109. See attached revised drawing sheets.

    4. Does the size of Transformer T1 need to change? No

    5. Can we get some clarification regarding surge protection? There are three different exposure levels High; Medium and Low for each of service entrance; distribution and branch panels. Refer to surge protection specification 26-43-1.  This facility will be considered Medium Exposure.

    6. Is a specification for transformers available? Attached please find transformer specification 26-12-16 (the same as distributed earlier today under separate cover).

    7. There is a note in Panel board specification 26 24 162.1 Q “ All panel boards fed from UPS systems and K-rated transformers shall be furnished with 200% rated neutral bus bars and separate insulated/isolated ground Bar” I have concern regarding panel board PA of administration building as there is mention of AGS Server receptacles. Provide isolated ground bar for panel PA.

    8. There are no meter bases or ct cabinets shown on drawings post the utility transformers. Is the utility metering at their transformers? The entire facility shares a single meter that is being installed under a separate contract.  Revised sheet E-3 (attached) adds a meter after the transformer for the administration building.  This meter is only for measurement and verification of LEED credit EA5 as described in section 01 81 13.13 of the specifications.

    9. Drawings show lighting contactors LC off panel boards PMA and PA. How many poles are needed? 3-poles

    10. Are there specifications for lighting contactors? Refer to attached drawing E-3.

    1. 1.    Section markers on Foundation Plan 1/S101 for the Maintenance Building reference 2/S302 and 3/S302.  The reference to 2/S302 appears to be incorrect, while 3/S302 does not exist.  Please review. Section 2/s302 is correct.  Please change 3/S302 to 1/S302 sim.
    2. 2.    Section 1/S301 from the Maintenance & Crew Building plan set shows a top of concrete wall elevation of 3’ 0 ¾” AFF.  1/S302 shows 2’8”.  Architectural sections for the same building reflect the 2’8” dimension.  Does the 3’ 0 ¾” dimension apply at any location? No.  The 3’0 ¾” dimension should be 2’-8”.
    3. 3.    What is the extent of the 4” concrete slab between the two portions of the maintenance building?  Does slab fill the space between the buildings and the 41’4” width of the office /break building, or are the extents greater?  The conc. Slab extends to the edge of office portion (41’-4”).
    4. 4.    Concrete footing F5.0 is designated on S101 for the Administration building.  This footing does not appear in the footing schedule.  F5.0 is 5’-0”x5’-0”x1’-4” w/ 5 #5’s E.W.

    Is there a sign schedule or sign detail for the room signage? No, only the drawings and specifications.  Logo design will be furnished by owner to successful bidder for sign manufacturing.

    Please provide the specifications for the concrete polish system and marker boards mentioned below. Specification sections 10 11 00 for visual display surfaced and 03 35 23 for polished concrete finishing are attached.
